Colorado Springs saw a large influx of supply in 2024, temporarily suppressing rental rates. The metro continues to attract population growth due to a strong military presence, a diversified local economy, and expanding tourism. Ample land availability has supported affordable housing and encouraged new residents to relocate to the area, which in turn drives storage demand. With multiple demand drivers in place, Colorado Springs is positioned for recovery as the current inventory leases up.
