2-Year Analysis: Non-Climate 10×10 Rates Fall Amid Decreased Demand

Last week the Radius+ team reviewed how Web rates have changed in the past 2 years for 10×10 Climate Controlled units.

This week we took a look at the same study but for 10×10 Non-Climate Controlled units.

  • From 2023-2024 the average price per square ft was $1.25
  • From 2024-2025 the average price per square ft was $1.07

This represents a 14.45% DECREASE YoY for web asking rates for Non Climate Controlled 10×10 units.

This may be attributed to the Non-Climate 10x10s many times being a drive up unit, which due to the convenience of being able to drive up to store there is seen as a premium unit in high demand. However the significant decrease YoY still indicates overall demand is still down, and generally compounded by the recent oversupply in the top 25 Markets.
