Build a Portfolio

What are you: Developer, Owner, Flipper?

Build the Pipeline based on Region or Workflow so that you can set you eventually set Alerts and Exclusion

Click on the “+” sign and name the Portfolio: Examples: Qualified, Hit List, My Facilities

Add the address from the bottom or double click on the address

Step 1. Open in Trade Area

Put an address into the address field
Select address from ‘blue’ dropdown

Step 2. Define Trade -3-10 mile “Set Radius”

Here is where we define the Trade Area: 3 mile +

OR

Define by “Drive Timepress “D” and hit enter on keyboard
Click on the the “drive time” polygon that you choose – By color and Drive Time

Panel on the Right Hand side reflects the data in your define ‘Drive Time” trade area

Look at Headings On Right:

  • Saturation Rate – Primary Markets sqft7 TertiaryMarkets sqft12
  • Recent Delivery – New facility openings | Absorption Rate
  • Active Development Pipeline – possible openings/future supply
  • Flippers- care about UC
  • Developers care about whole pipeline
  • Supply Adjusted for Active Pipeline | Saturation Rate Outside demand affects sq.ft per capita
  • Demographic Summary – population, renters, median income

Step 3 – Press B to bring up the demographics heatmap

  • Click on the ‘blue’ polygon to enable

  • Select demographic metrics from the Left hand legend
  • Population growth, median income, renters

Check Demographics according to your defined criteria.

Step 4

Go to: Competitors Page

Make sure that on the middle column:
a. Web Rates
b. Facility w/o Price include

Go to: Features Dropdown arrow

Select: CC and NCC and if there are other features that interest you

Go to Unit Size

Select 5 unit sizes that are within your interest | 0 = 2 year Average | Green arrow = 12 month High | Red arrow = 12 month low | “=” is today’s scrapped rate

Scroll down to the “Monthly Breakdown”

Explains pricing trends over the last 2 years: demand trends | increase or
softening of asking rates | punchline is “Average Monthly Rent” at the bottom

This shows the 24 month trailing price averages of the entire trade area

  • Scroll back to Facility Listings and Choose a Facility that you want to look at in depth
  • Click on that Facility and Blue Line appears next to the Facility Name on the left

  • Scroll down to the Monthly Breakdown and look at that facilities full pricing history
  • Compare single facility to overall Trade Area | Compare the “Average Monthly Rent”
  • Explain the missing price gaps = No price means no data on the web, Sold Out
  • “No information is information”

Click on Graphs to see visual breakdown

  • Scroll down to see unit by unit changes over time
  • Click on individual ‘size icons’ to toggle them on/off on each graph.
  • Click on “X” at upper left to exit “Graph” Page

Let’s Download Excel Spreadsheets

  • First spreadsheet is the Total Trade Area
  • Second spreadsheet is the Single Facilities – do at least 2 singles
  • Explain how to look for Trends, how to spot full occupancy
