This week the Radius+ team looked into which of the Top 10 markets in Texas had added the most supply in 2024.
The answer turned out to be the McAllen-Edinburg-Mission, TX CBSA. This market added 12.8% new supply relative to total supply of the market in 2024.
This market sits in the middle of the Rio Grande Valley along the border of South Texas and Mexico. This area is one of the fastest growing metropolitan areas in the U.S. with its population expected to double by 2045. Due to its proximity to the border- increased foot traffic and tourism creates even greater Self Storage demand.
While this market undoubtedly has demand for Self Storage. The timing of so supply coming to market in one year has pummeled web rates. And with McAllen-Edinburg-Mission, TX CBSA having a population less than 1 Million it is uncertain how soon demand will catch up to the new supply added in 2024.
